The State of Colorado has a property tax exemption available for some seniors.  Don’t miss out on this.  If you qualify, it will save you money.

Here’s what you need to know.

Colorado offers a property tax exemption for certain people who are 65 and older.  If you apply and meet the requirements, you can get an exemption for 50% of the first $200,000 of actual value of your primary residence.  Here are the requirements and how to apply.

  • You must be at least 65 years old on January 1 of the year in which you apply.
  • You or your spouse must be the property owner of record and have owned the property for at least 10 consecutive years prior to January 1.
  • You must occupy the property as your primary residence, and have done so for at least 10 consecutive years prior to January 1.

If you are the surviving spouse of an eligible senior citizen, you may also qualify for the exemption.

  • You must have been legally married to a senior citizen who met the age, occupancy, and ownership requirements on any January 1 since January 1, 2002.
  • You must not have remarried.
  • You must have occupied the property with the eligible senior citizen as your primary residence and still occupy the same property.
